Finding the right apartment near The University of Alabama comes with a lot of questions, and we believe getting answers should be simple. We are here to provide clear, straightforward information about leasing, amenities, policies, and what it’s like to live at My House on 13th. Whether you're planning ahead or ready to apply, you'll find the details you need to feel confident in your decision. 

  • My House on 13th office 4-and 5-bedroom, luxury townhomes at 2 different locations. At our Phase 1 location, we offer 5-bedroom, 5 ½ bath units. Phase 1 also houses the office and all of our amenities! At Phase 2 you can sign for a 4-bedroom, 4 bath or a 5-bedroom, 5-bath unit with 1-2 car garages included. 

  • Our community is designed to bring together comfort, convenience, and connection through a thoughtful mix of shared spaces and in-home features. Residents can enjoy a fitness center with all new equipment, a resort-style pool, study lounge, conference room, clubhouse, and coffee and snack bar, along with perks like free printing, a tanning bed, Little Free Library, bike racks, reserved parking, and trash valet service from your front door. Inside each apartment, features include fully furnished layouts, wood-style plank flooring, stainless steel appliances, granite countertops, in-unit washer and dryer, and a 55-inch smart TV, with select homes offering walk-in closets, private balconies, and an additional half bathroom, plus Ring doorbells for added convenience.

  • A security deposit is a qualifying option but is not required for all applicants. 

  • Applicants may qualify by using one of the following options: 

    Guarantor 
    A guarantor is typically a parent or guardian who is financially responsible for the lease. Guarantors must reside in the United States and have a valid Social Security number. A minimum credit score of 600 and income equal to three times the monthly base rent is required. Proof of income is required, and all guarantors must pass credit, background, rental history, and income screening. 

    Self-Qualification

    Security Deposit  
    The security deposit is equal to one rental installment and must be paid at the time of lease signing. 

    Guarantor Waiver Program 
    We offer a third-party guarantor waiver program for a monthly fee. This option requires no upfront costs and provides instant approval upon verification of student status. 

  • Wi-Fi and trash services are included in the rent, with trash chutes and recycling rooms located on each floor. Electric, water, and sewer are not included and are equally split between all roommates and billed monthly through Simple Bills. 

  • We offer a 12-installment lease term. Please contact the leasing office with any questions regarding lease options. 

  • My House on 13th is pet friendly with weight and breed restrictions. A one-time non-refundable pet fee and monthly pet rent apply. Please contact the leasing office for more details. 

  • Tours can be scheduled by contacting the leasing office by phone or booking directly through our website. Walk-in tours are also welcome! 

  • Yes! Our on-site maintenance team is available 24/7 to assist with repair requests and apartment concerns based on the level of priority. 

  • For urgent maintenance emergencies, please contact the office during business hours or follow the after-hours call prompt. Emergency requests may also be submitted through the resident portal by selecting emergency priority. For life threatening emergencies, please contact 911. 

  • Rent is due on the first of each month and is paid through the resident portal.  


  • Yes. Renters’ insurance is required for all residents. Residents are automatically enrolled in our liability insurance program but may provide proof of their own coverage to meet this requirement. 

  • Each apartment includes essential furniture, with some items varying by floor plan. Please refer to the floor plan layouts listed on our website for specific details.

  • Subletting is not permitted. Residents may reassign their lease by finding a qualified replacement. 

    Lease Reassignment Guidelines 

    • Residents must notify the leasing office of intent to vacate 

    • The current resident is responsible for finding a qualified replacement 

    • A reassignment fee of 85% of one month’s rent must be paid by lease holder 

    • All outstanding balances must be paid before reassignment is finalized 

    • Lease concessions do not transfer 

    • The new lease rate will match the original lease rate 

    • Reassignment Acknowledgement Addendum must be signed by lease holder 

    • Rent is not prorated 

    Reassignment Process 

    • Resident notifies the leasing office 

    • Replacement completes an application and meets all rental criteria 

    • Replacement signs a new lease 

    • Current resident pays the reassignment fee and clears all balances 

    • Original resident responsibility ends once the replacement moves in and pays rent 

  • Yes. Unit transfers are available for an additional transfer fee. Please contact the leasing office to discuss available options. 

  • Packages will come straight to your front door! At Phase 1, mailboxes for letters and smaller packages are located in the parking lots adjacent to the grills and pool. For Phase 2, mailboxes are located at your front door.  

  • Yes! We offer a gated parking with assigned spots at Phase 1. Phase 2 offers spots labeled with your unit number and a garage. Please contact the leasing office for more information. 

  • Guest parking is available outside of the pool on 11th Avenue. Guests will need a guest pass on all home football games.  

  • No, the total rent for the lease term is divided into twelve equal installments and not prorated.
